Buying land at Ardena follows the standard WA process: get finance pre-approval, choose your lot and sign an Offer and Acceptance contract, pay your deposit (typically within 3 working days of signing), appoint a settlement agent or conveyancer, finalise your home loan, then settle once titles are issued by Landgate. In WA the contract is made up of the Offer and Acceptance plus General Conditions, and becomes legally binding once both parties sign. Because Ardena lots are untitled at release, settlement is timed to title issue rather than a fixed date, which usually gives you several months to lock in finance and finalise your build plans.
Two deposits matter when buying land. First, the land deposit, a holding deposit paid to secure your lot and lodged in trust, typically due within around 3 working days of signing your Offer and Acceptance contract. Final amounts will be confirmed in your Ardena contract. Second, your home-loan deposit, most banks want 5–20% of the combined land-and-build value, and below 20% you usually pay Lenders Mortgage Insurance.
